Renting in London is not cheap, with the average rent now above £800 for most areas. 

2023 research from Spareroom found that there were still four postcodes with rent of less than £700. 

The likes of Norwood had an average rent of £680 a month while Manor Park's rent was just a little more at £690 a month.

But, a year later, the most recent research from Spareroom has found that rent in those same areas is now at least £100 more expensive a month.

Now, Spareroom has revealed the cheapest postcodes in London to rent, but you might want to get looking for a flat soon before the last few areas increase their rent average.

London's cheapest postcodes where rent is still below £800

According to Spareroom London, the cheapest postcodes to rent in London are as follows and you can see the full research here.

Manor Park, E12

The cheapest postcode to rent in London is the east borough of Manor Park, E12 with a monthly average of £780.

The area is described as having acres of great parklands, transport links, an independent business owned by generations of families and much more.  

Plus, the Elizabeth Line means it's just 16 minutes from Liverpool Street. 

Penge, SE20

With an extra average of £11, South East London's Penge costs around £791 a month to rent.

Offering plenty of green spaces and a family-friendly atmosphere, Penge is a short distance from central London and offers the likes of Crystal Palace Park and the National Sports Centre.

Upper Edmonton, N18

North Londons, Upper Edmonton is only slightly more expensive than Penge with an average rent of £793.

The area known for its shopping, Upper Edmonton has an indoor market, shopping centre and a strong community.

Famous for its nature reserve and the ruins of the Lenses Abbey, Abbey Wood is within reach of central London for all commuters.

Near the M25 and close to Epping Forest, you can grab a monthly rent of around £798. 

The spot is great for growing families with plenty of outdoor spaces and is still close to the capital, it works great for commuters too. 

There are connections to central London too, with the Overground taking just 27 minutes to get to Liverpool Street. 

Norwood, SE25

With the cheapest average rent of £798 per month, the area has two rail stations, three tram stops and great connections to central London. 

Plus it's near Norwood Lakes, Stanley Arts and the home of Premier League football team Crystal Palace.
