Detailed plans to provide 274 ‘affordable’ homes at the Meridian Water regeneration site have been submitted to Enfield Council.

The scheme, which forms the first part of the second phase of Meridian Water, would see four blocks ranging from ten to 16 storeys high built at the former gasholder site in Leeside Road, Edmonton.

It would provide 131 homes for London Affordable Rent, 48 for shared ownership, and 95 for London Living Rent. There would be 67 one-bedroom units, 123 with two bedrooms and 84 three-bedroom homes.

Phase two of Meridian Water, which was granted outline planning permission by councillors in 2020, is expected to provide around 2,300 homes in total.

The reserved matters application, covering scale, layout and other details, was submitted to the council by developer Vistry Partnerships last month. A planning statement reveals there have been some “deviations” from previous plans resulting from “design improvements”.

It adds that the proposals “reference the industrial character of the wider area” and “represent an exciting opportunity to deliver high-quality, affordable housing”.

In addition to the homes, the development includes plans for 3,260 square metres of commercial space on the ground and first floors of the buildings. There would also be a communal podium and public realm around the edge of the development, which is bordered by Pymmes Brook to the east.

There are 42 parking spaces planned for the scheme and more than 500 cycle spaces, with the site lying just under a mile away from Meridian Water Station.

Enfield Council plans to provide 10,000 homes at Meridian Water, although planning bosses said earlier this year that only half of these are expected to be built by 2039. Construction work on phase one of the scheme, which is set to provide around 1,000 homes, began in August last year.
