Plans to demolish a Woolwich mechanics to build a new block of units are set to be scuttled by Greenwich Council.

Members of Greenwich’s planning board are set to reject the application for 1-3 Hillreach, which would see a block of homes built across three, four and five storeys, as well as two new business units developed.

Under the plans, the business occupying the site – MOT testing centre Abbey Autos – and a residential unit would be demolished to make way for 23 new residential units.

And while the applicants state the plans would make better use of the land, councillors are poised to reject the scheme due to a variety of issues raised by council documents.

Among the problems highlighted by council officers are that the height and size of the building would create “an unduly large and incongruous form of development” which would “dominate the street scene” and have an “unsympathetic relationship” to the Grade-II listed Green Hill Garrison School opposite.

A planning statement lodged by the applicants state the “existing buildings and uses do not use the land efficiently, and detract from the appearance of the local area”.

The report adds the proposed development “introduces a mixed use employment and residential development consistent with the local area which will improve the appearance and enhance visual surveillance”.

The application is set to be decided at a meeting of Greenwich’s planning board next week.
